Building your new home is exciting, especially when you understand how the process works. It’s understandable that buyers are excited to see their new home built from start to finish.

Build a house is a major commitment. Before you begin you need to make sure you’re ready to be a homeowner.

Decide whether you'll need a Loan or Cash

When you’re ready to build a house, it’s time to determine if you’ll need a loan or you have cash. When you apply for a Loan, your lender will give you a pre-approval letter that states how much you’re approved for based on your credit, assets and income.

Review and Accept

It’s time to review the best model, location, and the main purpose, if you’ll rent, living, or re-sale the property. Then review contracts, sign and be ready to have your new home built.

What are your standard finishes?

This is one of the most common questions we get, and it’s a little bit hard to answer since each one of our homes is different. However, you can view our brochure specifications for each model. When it comes to “upgrades,” we don’t really have a system like production builders do where you look around inside a model home and say “I’d like this model, but with upgraded counter tops.” You’re never locked into a “standard” level of anything; you will always pick what goes into your home.

What kinds of architectural styles do you offer?

What we’ve do most often, actually, is build a home that incorporates certain elements of one or more defined styles, but ends up becoming a blend that we like to call a contemporary and modern design home. You can see several examples of this on each model. We think they’re beautiful. But again, nothing is off limits and we welcome you to ask for something we’ve never done before.

Should I buy land before contacting a builder, or talk to a builder before I buy land?

Our business model is such that we generally work with clients who already own land and we build on their lot. However, it can be advantageous to contact a builder while you’re still researching land, as we can help you get a better idea of the kind of land you’ll want to build on. The land you end up with will dictate much about your home’s design. It is important to know—that we really can’t design a home either until we know exactly what kind of building conditions we’ll have.

Can I save money by doing some of the work myself?

Sometimes, people misunderstand how costs are calculated when building a home, so they think that if they take a small portion of the work off the General Contractor’s plate, big bucks can be saved. A builder are liable to build everything properly, and put a warranty on all of our work, so if we make a mistake, we fix it, at our cost. We are happy to help set you up for success, we just need to make sure your role is clearly defined before the contract is signed to ensure no miscommunications between builder and homeowner.

What kind of warranty do you offer?

• 10 full years of structural defect coverage for load-bearing components.
• 1 full year of systems surety coverage against defects in wiring, piping, and ductwork in electrical, plumbing, heating, cooling, ventilating, and mechanical systems.
• 1 full year of surety coverage against defects in workmanship and materials.
• See buyers warranty package before purchase contract for even more or fewer items covered upon purchase.

Do you work with real estate agents?

Yes. If you have hired a real estate agent to help you find a home, and they introduce you to us as a builder they recommend, we’re happy to thank them and pay them for doing so (at no cost to you). Since every home we’ve ever built has been pre-sold, we generally only build on land owned by clients who buy a lot first and then contact us, so there’s often not much for a realtor to do in that relationship. If you’re a home owner looking at building a new home, the way we work with realtors most often is that they’ll help you find a lot to build on, then we’ll contract with you directly from there.
