For land owners

You bring the land. We do the rest.

If you own land in Southwest Florida, one in-house team can carry it from first review to the finish line, so you are not coordinating a dozen separate firms.

How it works

Four steps, one in-house team

From the first look at your parcel to the final outcome, the same team stays with your property.

  1. Land review

We look at what your parcel can become and what the market supports.

  2. Entitlement and planning

Approvals, site planning and a clear development strategy.

  3. Design and build

Design and construction coordinated in-house, from concept to completion.

  4. Sale or hold

Choose the outcome that fits your goals for the finished property.

What you get

A development partner for your property

A partner to acquire and sponsor

Team building tailored specifically to each project, with criteria that keep the team aligned.

A sales network behind you

Sales experience for any job, backed by a vast sales network.

Our value stack

The same seven moves on every deal

Our job is to maximize and optimize every project. This is what we run on each one.

  1. Buy right + control early

Secure the site with options or contingencies, confirm utilities and access, and don’t burn cash before key approvals.

  2. Engineer the upside

Optimize highest-and-best use, from density and unit mix to sellable space, parking and amenities, and design to the market sweet spot.

  3. Compress time

Entitlements on a critical path, long-lead items pre-ordered and weekly schedule discipline.

  4. Lock costs

Real bids, tight scopes, alternates and a protected contingency, with value engineering before construction, not during.

  5. Create pricing power

Brand, positioning and finishes that match the buyer. Pre-sell or pre-lease early, and adjust incentives fast if velocity slows.

  6. Structure capital smart

Match risk to capital, and refinance or exit when valuation is proven.

  7. Sales

A network and pipeline to target buyers during and after construction.

Questions

Good to know before you call

You own the property. Our in-house team handles the rest: land review, entitlement and planning, design and build, and then a sale or hold, depending on your goals.

What should I include in my inquiry?

The property address or parcel number, the approximate acreage and the county are a good start. Anything else you know about the land can go in the message.

Where do you work?

Our current projects are in Port Charlotte, Naples (Collier County) and Hutchinson Island, and our office is in Cape Coral. See the projects for details.
